"Dear Rachel, When I first met you over two years ago, you were kind enough to come to our home and discuss potential possibilities as to both buying a new property and selling our existing home. You were patient, listened to our needs and wants, and advised that you would try to do precisely what we wished. What followed was truly miraculous as you did what we asked of you in record time. A significant period of time elapsed when my wife, suddenly - approximately a month and one-half ago - decided that we had to move from our then current home. She found the place that she wanted, and you were not only able to save us around $20,000 off the sale price (which is rather remarkable in this day and age when buyers have bidding wars over a property), but advised us to make an offer that came in with the exact appraised value. We negotiated the sale in a few days,· and it was on to selling our property. You, again, advised us to price the property precisely where the appraisal value came in. This was important because the buyers were seeking a VA loan. The VA is a notoriously sticklish organization and demands that the appraised value be, at least, the amount of their loan. This was also critical because the loan was nearly 100% financed. Of course, numerous problems arose, but you were able to address every hurdle with apparent ease, and the sale of our house went through. I know it was not at all a bed of roses to accomplish both of these feats, and in a matter of just 3 weeks. It required approximately 30-40 phone calls or more, and dozens of emails between many parties. You were available at all times, including nights and weekends and even while on vacation. You were always extraordinarily pleasant, charming, and willing to go the extra mile to get the job done. And you did it while dealing with all sorts of factors and problems in this truncated period of time. It was clear from the way everyone involved with the sales, including realtors, mortgage brokers, and title companies, held you in high esteem. I close by stating that if anyone ever asked me the name of a realtor that I would use, I would use you. I used you even though I had a client who would have saved me thousands of dollars if I had used him.
